THE MAIN HOUSE

The main house, dating back to the 19th Century, offers an outstanding and superbly restored residence of exceptional character and charm. A flight of stone steps leads to an external covered balcony, off which is a door to the study/office, and from which the main entrance opens on to a spacious entrance hall, with stairs leading to the first floor. To the right of the hall is the charming salon with fitted bookcases and an arched display cabinet, having a beamed ceiling, a fireplace with handsome surround, a gas fired coal effect fire and a French window opening onto the garden and extensive terrace. LOCALITY

This delightful property is situated 10 minutes away by car from Figeac, renowned for the beauty of its old houses and with an exceptionally rich architectural and historic heritage. Its history goes back well over a thousand years to the foundation of a Benedictine abbey, around which a settlement grew and prospered. By the 12th century, Figeac was a thriving centre of commerce and trade. Figeac is also the birthplace of Egyptologist, Jean-Francois Champollion, the interpreter and translator of the Rosetta Stone. A magnificent museum dedicated to him was opened in 2007.

The Lot Valley is at the northern extremity of the Midi-Pyrenees region, which stretches from the Dordogne valley to the Pyrenees and forms the heart of South West France. It has a rich and varied heritage, with differing landscapes, architecture, farming practices and traditions. Medieval castles, prehistoric caves, dramatic gorges and stunning villages abound in the countryside around Figeac, including Roacamadour, St Cirq Lapopie, Conques and the Grottes du Pech-Merle. Literary, theatre and music festivals are widespread throughout the Lot during the summer months, the most well-known of which are the Cahors Festival of Blues and the St Cere Music & Opera Festival.

Figeac has a good mix of supermarkets, shops and banks, with the nearest supermarket five minutes away from the property by car. There are numerous places to eat of differing styles, qualities and prices in and around the town. Traditional French markets are held in many of the surrounding towns and villages on each day of the week, the two most popular and situated in picturesque market squares are in Figeac itself on Saturdays and Villefranche de Rouergue on Thursdays.

There are plenty of sporting and adventure activities within easy distance of the property, including 3 excellent golf courses within 45 minutes; riverside tennis clubs in Capdenac Gare (5 minutes away) and Figeac (10 minutes away); canoeing, kayaking and rafting; and adventure parks offering a wide variety of adventure activities for all ages.
